KIRKWOOD’S EXPEDITION LODGE NEARS SELL OUT &DEMAND ILLUSTRATES GROWING TREND IN PRIVATE RESIDENCE CLUB MOUNTAIN LIFESTYLE
Currently $10 Million in Reservations for Lake Tahoe’s First On-Mountain PRC

Private Residence Clubs represent the fastest growing segment of the fractional real estate ownership category, growing from $200 million to nearly $2 billion in sales in only six years.  Sales for Lake Tahoe’s first on-mountain Private Residence Club (PRC), the Expedition Lodge at Kirkwood, have illustrated this lifestyle trend for maintenance-free, amenity-filled second-home options with more than $10 million in reservations within the past 30 days. Expedition Lodge began accepting reservations in December 2006 with The Founder’s Club selling out in March 2007 (first 24 owners).

“Expedition Lodge’s one-eighth ownership options fit our needs perfectly since our family goes to Kirkwood about five times per season” said John Polk, a Lodi resident and Founder’s Club member.

The three- and four-bedroom homes range from 2,260 to 2,680 square-feet. Prices are under $400,000 for the three-bedroom residences and in the mid $400,000s for the four-bedroom units. Amenities will include outdoor Jacuzzis, exercise room, owner lounge, game room and perhaps the most popular feature, a Wine Bar. The PRC is located in the heart of the Mountain Village, with five nearby lifts and features daily ski valet, ski storage, grocery services, owner wine storage, dinner and ski school reservations, spa treatment, child care and more.

Since most homebuyers are nearby and from the greater Bay Area, Kirkwood added three “Powder Suites” to the building. The “Powder Suites” are high-end hotel rooms that PRC owners can use anytime on a first-come first-served basis to take advantage of epic snow. Bay Area owners are a quick drive up to the resort and can get first tracks after one of the resort’s legendary snowfalls. Expedition Lodge is the first of private residence clubs in California to offer such a benefit.

Expedition Lodge will be the new home of Emigrant Basin Outfitters offering state-of-the-art gear and clothing. Expedition Kirkwood will also base out of Expedition Lodge offering a variety of programs such as backcountry skiing, avalanche awareness and women’s clinics as well as sell high-end gear, maps and apparel.

Kirkwood’s master plan includes opening new lift access to current hike-to terrain on the backside of the mountain. The entire area is soon to be named Emigrant Basin, a resort within a resort. The area will be open for the 2007-08 season. 

To ensure that its programs and services meet owners’ expectations, Expedition Lodge recently named Jon Copeland as Adventure Director. He will oversee all special summer and winter programs. Copeland is a well-known, avid outdoor enthusiast that knows how to enjoy all of the year-round recreational offerings in the High Sierra. Additionally, Kirkwood has retained Suzy Scully, a highly respected hospitality consultant, to lead staff and management training and advising on every aspect of exceptional guest service.

The typical use plan for a PRC provides for two weeks of prime winter and summer use with additional flexible use during non-peak periods year round. Owners may reserve seven-day blocks or break their time into three- and four-day stays. In addition to experiencing one of the nation’s premier winter resorts literally steps from their front door, Expedition Lodge owners will have access to an array of summer activities in the Kirkwood valley and close proximity, including mountain biking, tennis, climbing wall, ropes course, golf, hot springs, lake activities, fine dining and world-class entertainment at nearby South Lake Tahoe.

Phase I groundbreaking for Expedition Lodge is scheduled for Fall 2007, with completion in Spring 2009. Developers anticipate at least four phases of pricing with the final phase typically 30 percent higher than the original offering.
